Choosing the right real estate agent can make a significant difference to your sale price, your stress levels, and your overall experience. But most sellers don’t ask the questions that really matter.
A good agent won’t just be friendly — they’ll be experienced, strategic, honest, and deeply familiar with your local market. Here’s a list of smart, practical questions to ask any agent before signing on.
1. How Many Homes Have You Sold in My Area?
Local experience matters. Selling in Scarborough is different from selling in Fremantle or in the CBD. You want an agent who understands street-level price shifts, buyer behaviour, and what’s currently selling nearby.
Ask for recent examples and results — not just listings, but actual sold properties.
2. What’s Your Strategy for Selling My Home?
Every home is different — and so is every campaign. A good agent should walk you through:
- Their suggested pricing strategy
- The ideal launch timing
- Their target buyer segments
- How they plan to market and negotiate
If they give you a generic answer, it might be a red flag.
3. Can You Show Me Your Recent Results?
Don’t be afraid to ask for hard numbers — especially sale price vs asking price, days on market, and results in similar property types.
It’s also worth looking at how they’ve handled homes in different price brackets. Are they consistently delivering above-market outcomes?
4. Who Will I Actually Deal With During the Sale?
Some agencies will pitch you with their top agent, then pass your home to a junior or assistant after you’ve signed. Ask who will:
- Run your home opens
- Handle buyer follow-up
- Negotiate your offers
- Keep you updated throughout the campaign
Ideally, you want the agent you sign with to stay involved at every step.
5. How Do You Handle Offers and Negotiation?
Getting offers is one thing — negotiating the best result is another.
Ask them:
- How they handle multiple buyers
- How they structure counter-offers
- If they’ve handled bidding wars or silent auctions
- What negotiation training or experience they have
6. What Happens If My Home Doesn’t Sell?
Some agents will avoid this question — but it matters.
Ask:
- What happens if the home doesn’t sell after the set date sale?
- Will they recommend changes to the campaign?
- What costs might you still be liable for?
- How long is the listing agreement?
You want an agent who’s honest about challenges, not just confident in the easy outcome.
